Villa Rental Rates

The Family Villa is available for rental in two ways, either as an entire Villa or per bedroom which will then include a common area. All rentals enjoy the main common areas the kitchen, living room and powder room. In addition you have access to the main floor balcony, full double wide beach front lot and screened in Palapa. The pricing is described below and is shown in US dollars.

Minimum stay is 7 days.

Upper Level Bedrooms refers to Master Bedroom/Bedroom # 2
Lower Level Bedrooms refers to Bedrooms #3 and #4

Medium	May 1st - Aug 30th	$400	Main Common area = $180 Upper = $80 Lower = $30

Low	Sept 1st - Nov 14th	$300	Main Common Area = $100 Upper = $75 Lower = $25

All rental rates are subject to a 17% Government room tax and service charge.

CONFIRMATION:
A written confirmation must be received by THE FAMILY VILLA to make a reservation active.

DEPOSIT REQUIRED:
25% of total bill, is due at time of confirmation. Minimum stay is seven nights.

Deposits to be paid by money order or certified check in US dollars.

The payment should be made out to Tropical Cottage Ltd.

BALANCE OF PAYMENT:
Balance is due 45 days prior to arrival.
All rental rates to be paid by money order or certified check in US dollars.

LOCATION AND ENTRY TO THE VILLA:
Once we receive the balance due, a map and front door code will be sent to you. Enjoy your vacation!

CANCELLATION POLICY:
90 days (or more) days prior to arrival - 100% refund of deposit
61-89 days prior to arrival forfeit 25% of deposit 46-60 days prior to arrival forfeit 50% of deposit
45 days or less prior to arrival any cancellation forfeits 100% of deposit

REFUNDS:
There can be no refunds due to airplane delays, or acts of God (including weather). If there is cancellation after 45 days of your vacation time there is no refund. Please be advised that Trip Cancellation insurance is recommended.

Amenities and Options

(Please note: Optional services can be booked through The Family Villa, but will be paid upon arrival directly to the service provider)

Maid service- Maid service is included in your villa rental. (Inquire for details about this light housekeeping service)

Cook - A cook can be arranged for 1, 2 or 3 meals per day for additional charge.

Dining out - For local flavors, you may enjoy dining at Jaguar Reef Lodge or Hamansi in the surrounding area or at several local dining spots in the Village of Hopkins.

Electronics - A DVD player and VCR, plus stereo for compact discs are included in the villa.

Laundry - The villa is equipped with a washer and dryer for your convenience.

Phone - A phone is provided for incoming calls. For outgoing calls, purchase a phone card at the airport in Belize.

Transfer Transportation- There are taxis available from the airport in Dangriga to THE FAMILY VILLA for a nominal charge.

Options - Please make arrangements for optional services at time of booking.
